Why would you want to do extra work? The truth of the matter is this - if you estimate your paint job by counting and measuring, you will actually be doing less work this way, and more work if you add everything together. When you do your measurements for an interior of a house, you go from room to room, don't you? So write the measurements of each item in each room, and subtotal each room. This is also good for several other reasons. The customer can easily see the difference between those rooms that have a lot of extras like more molding and doors or high ceilings. And another reason is that you can easily add or subtract rooms. If you lump everything together and she says, "Well how much would it be if we deduct bedroom #3," it can be a bit of a chore to go in and subtract one room's components. When you subtotal your estimate room by room, it is a piece of cake because that is how you measured things from the beginning. I discovered another reason why this is an important way to estimate a job, and here's why. If you do a count on, say, shutters and the customer has 5 rooms to paint, and when you get done painting she says, "Oh, you forgot this bedroom", and you know for certain that you and her never discussed that room. She probably thought she told you but didn't, or you slipped up, or heaven forbid she is trying to rip you off.Whatever the reason for the omission, you can always bring out your itemized estimate/contract and say to her, "We would be happy to do it for you, Ms. Smith, but as you can see we only charged you for these 5 rooms, we will have to charge you for the 6th room, because as you can see we never did charge you for the 6th room." And there it is in black and white and she signed it. If you ever have to go to court about a job, you will win, hands down, since you never charged for that room from the very beginning, you can't be expected to do it for free.Sometimes we miss something when we measure a bunch of rooms. Chances are if we do miss something and we are itemizing the estimate, there is less of a chance we will miss something in each room. Also, when we itemize our estimate by item and then subtotal by room, it is easy to find our mistake. If an interior of a home is large and has a lot of items, an estimate can be fifteen pages long. I go over my estimates verbally, and I don't give them the estimate, unless they are going to sign the deal. Why?Because the customer will turn around and use that estimate against you, she will use it as a shopping list to check other painters work and not give you the job; therefore you are her unpaid consultant. Or she will give it to the other painter who is cheaper than you, and tell that painter, "Here is the list, just match it." So, I never just give away my 3 to 4 hour's worth of work." I go over it verbally. Keep your estimate in your notebook; go over your estimate before you walk in the house to sit down at the kitchen table to go over your estimate. I hate being an unpaid consultant. And that is what we are when we are so kind as to spend all that time and just email or mail an estimate. I never give out an estimate unless I sit down with both parties. My time is just as valuable to me as their time is to them. If they are not willing to spend fifteen minutes to sit down and go over the estimate, then they are insulting me, and I will walk out without doing an estimate, or if they tell me later they don't have time to sit down after they already agreed, most of the time I don't give them the estimate. Everything we do in life should be a win-win situation, not a one way street. local exterior house painters

Exterior House Painting - The Simple Way to Do It

custom home painting

House painting is a technique that can make your small room look bigger and more spacious by using the appropriate colors that will achieve this effect. On the other hand, if you have a large room that you would want to appear smaller in size, there are also colors that you can use to do this.

Living in a city where the cost of buying or renting houses are very high, compels you to go for just the smaller houses or rent smaller rooms, as the larger ones are relatively more costly to have. Home painting techniques can help you make your room bigger not necessarily in actual space but just in its appearance. The ceiling can be made to appear higher in height than what it actually is, to give you that feeling of having more space to breathe in.

3) Further, a house painting technique you can adopt to make a large room look smaller is the painting of the walls with dull, soft and non-reflective colors. These drab types of colors will achieve the opposite effect of the shiny colors.

Now that you know what to do in house painting, you can just choose the various colors available to give you the result of having a bigger room; in the opposite case, if you want a large room to appear smaller, still home painting is used, but this time you have to use different kinds of colors.

Nobody wants to work for nothing, but many painting businesses do when they don't charge for all the things that are part of each job. If you intend to do a complete job, and your customer is asking for a complete job, then you should be charging for a complete job. Leave something off of the estimate and you are working for nothing. Doing a complete and thorough estimate involves everything that takes time whether it be screwing that switch plate cover back on or painting the altar in that church. Many painters brag about what they describe as an almost mystical experience, like walking into a room and a price comes into their head. I never liked that because it is inaccurate, lazy and likely to end up poorly, at best you will just miss something and work for nothing on that part of the job. Another reason why this lump sum magic is bad is that someone is always surprised when the customer finds something that wasn't done and they thought it was part of the job. And they tell you do it or don't get paid. I talk about this when I discuss the Proposal itself.Setup - Whether it be driving 100 miles to the job or 2 days setting up scaffolding or 20 minutes unloading drops, ladders and paint, it is part of every job. And because it is part of the job it is included in the cost of the job and needs to be estimated. Some thought should be given to special circumstances as mentioned above, or keep a percentage to use as a formula for each job. For example: if you are scaffolding out that church steeple to scrape and paint, then you need to figure everything involved with this stage including take down. This type of setup is likely to be much more costly than the actual paint job. Whereas painting the interior of your average customers home can be done room by room as a percentage of the total hours. For example: if you are dropping out a room, removing switch plates, moving furniture, etc. Then an easy way to do it is to take the total hours painting and multiply by.1 or.2 or whatever you think is an average time. Estimating setup, prep, and cleanup as a percentage on average jobs saves time when estimating. Preparation - Lots of times this costs way more than the paint job. For example: we did a paint job on a big 1840's wood clapboard monster of a house. 15 weeks removing paint before one drop of paint went on the house, the painting itself was about 3 weeks. Not only time but lots of sanding disks, respirators, disposable coveralls, cleanup daily, and removal of all dust and chips was all a big deal because of the size of the job and because of the old lead paint. The opposite is the average home interior that can be estimated like the setup example above using a percentage. Most of the time interior prep is just small surface repairs, and some caulking, the stuff that is the same from job to job. Special repairs or problems should be itemized.Painting - What amount of time does it take to paint 5 wood casement windows on ground level without a ladder? How much time does it take to paint those same 5 windows at 40 feet on a hill when each window is 8 feet apart? Probably more than 2 times what it takes to paint the ones on ground level, each time moving and setting up the ladder on uneven ground most likely involving 2 people to move and setup the ladder for each window. So an easy formula to use on heights above 25 feet would be 2 times or 2.2 times or whatever the time it takes to paint the same window without ladder. Most of the time estimating painting costs can be done with a formula that works pretty well from job to job.Cleanup - This part of the painting job is likely to be glossed over or ignored from an estimating position. This is a big mistake because it can take more time that the actual painting, depending on the job. If this part of the job is not done well the client may view the entire job as poorly done. And if done really well it may just put the crowning touch on the job. Estimating the time to properly cleanup after each job is critical to your estimate. If you short this part of the estimate, by not allowing enough time, then something has to give and the outcome is likely an unhappy customer. Average jobs can use a factor to estimate time. Example, an 8 hour interior job can be cleaned up in 8 hours x.1 =.8 hours. When I watch some of these "home remodeling" shows blow through the painting as if it is nothing, I laugh but then I think how much ignorance they create. When Norm does his woodworking magic it is an event to behold; but, when Carlos spends 3 hours vacuuming, dusting and cleaning windows after a paint job, it is nothing, it is not even mentioned. Some many home owners tackle paint jobs and are totally clueless as to what is really involved. Like the time when we were called in to touch up walls in this multi-million dollar mcMansion following a $25,000 audio system wiring job where the technician cut holes in 11 different rooms. Each room had a different color, so we cleaned rollers, brushes, cut buckets etc. after each color. The owner gave me a big argument about charging her for the time to clean our tools. If it is part of the job and you wouldn't be doing it except for their job, then they should be paying you for it. local exterior painters

Interior House Painting Estimates

outdoor house painters The square foot method of estimating a paint job is probably the dumbest way to estimate a paint job. Sorry, I am wrong; it is the second dumbest job. It just seems like the dumbest method. The winner of the dumbest job goes to the W.A.G. (wild-ass guess) Method of Estimating a Paint Job. Out of the basic three methods of how to estimate a paint job, the W.A.G. Method of Estimating a Paint Job, is the creation of the magician of the paint estimators. This painting contractor can look at a $15,000 paint job and in 5 seconds give a very inaccurate price on painting the interior of a house. This magician love to bask in the glory when homeowners the world over tell this paint estimator that he is simply fabulous. Anyway, the W.A.G. method isn't even worth spit. The Square Foot Method warrants acknowledgment, if for no other reason than to point out that although a great many painters subscribe to this method, it really is quite a stupid way to arrive at a price for a paint job. Why is this a lame way to estimate? The question is how can anyone estimate a price of a paint job by the square footage of a floor? A couple of simple examples will shine some light on the darkness of this method. Let's take two interior paint jobs; the first one is a family room 200 square feet built in the 1950's so it has an eight foot high ceiling. The doors are the style that was popular in residential construction back then, flush doors. The windows are also a style that was popular back then, standard size but four divided windows commonly called two over two, or 2/2. All the molding is of the style popular in the 1950's also, a pattern called ranch or clamshell molding, a simple smooth slightly curved molding. The molding consists of baseboard, door trim and window trim. There are two flush doors and four windows in this room. The second room was built in the 1980's, also 200 square feet. This room has an eighteen foot high ceiling. The doors are reflective of the decade that his room was built in, three panel doors, and six wooden French Doors; the four windows are a true twelve individual pane widow commonly called a six over six or 6/6. This room has a very deep profile colonial trim. The molding is baseboard, chair rail, crown molding, door trim and window trim. Don't forget this room has six doors and four windows. If someone estimates these rooms using the square foot method, they will arrive at the same price because both rooms have exactly the same square footage of floor. But you will see that the latter room has more than double the square footage of wall, and that both the ceiling and the extra square footage of wall are at twice the height of the first room, entailing much longer times to paint these areas. Also the time to paint a French Door is double the time to paint a flush door, and the second room has six doors while the first has two. The windows on the second job being 6/6 vs. 2/2 also take twice as long to paint. The second room has three times the molding as the first room and the crown molding is eighteen feet off the ground, meaning two times as long to paint than molding at arm's length. Obviously, estimating a room by the square footage of floor is a very inaccurate method of estimating an interior paint job.

It's easy to think of interior decorating as a low cost minor renovation to your home. Of course everyone thinks they know how to paint, and some do but most don't. There's a lot of little things (knowledge of paint, paint colors, types of wall paint whether it be acrylic paint or oil paint, brand of paint-preferably Benjamin Moore, ways to apply, etc. etc.)

Paint home - it's a good time to paint interior of your home when you start getting mildewy looking blemishes over the surfaces of your home. I have seen mildew on both inside and outside. And another good reason to paint is when your color starts fading. Peeling paint is even worse than color fade since no one knows really what the color was but they know it shouldn't be peeling.

Ultimately - it is your decision since this is your home what to do about your paint colors on your walls and trim and even your ceiling. But sometimes some outside opinions could spur some great ideas that you wish you would've thought of before.

Many have either given or heard the advice that proper care and upkeep on your house can make all the difference in the appearance and health of your home. Maintaining the drains, pipes, wires, insulation, frames, etc. can make your house last for years and look its best too. Painting is no different, as a good, fresh paint job will often make the difference between a nice looking house and a beautiful home.

The best thing to do when your exterior house painting seems to be falling apart, or just getting a little old, is to repaint as soon as possible. Keeping up with the required maintenance of your house, just like your car, will allow your home to prosper for years and will keep your neighbors happy as well.

When it comes to painting the home's exterior, many homeowners will feel lost and unsure of their own abilities. Still, many will attempt the complicated project against the advice of those who really know what they are doing and what they are talking about. Heeding this advice, the homeowners that hire a professional often have a much easier time with the project and end up enjoying the experience much more than those that go at it alone.

Exterior house painting is one of the most important household projects homeowners can attempt. With a well-painted house, homeowners will enjoy their home more and will have a sense of pride in keeping a beautiful looking house. This is often one of the main reasons homeowners buy a house in the first place, as they want to make the house into their own home. Having some help when turning a house into a home is usually a good idea, as the training and experience that contractors possess can help make the entire experience much easier on the homeowner.

When they take exterior house painting seriously, homeowners are able to come out of the project feeling great about it. When they do it themselves, they may feel so frustrated and aggravated with the problems they were not able to handle that the whole thing will seem like a giant headache. Exterior house painting contractors will have been trained in the craft and will know how to deal with these problems so that they do not become larger issues. Amateurs and homeowners do not possess this skill and often are ruined by these little problems. So be smart, hire a professional painting contractor when it counts.

House Painter Job Description

house painters interior When deciding to upgrade the look of your house, it is best to obtain interior house painting estimates so that you can save money and time. Adding a new coat of paint to your home's interior will transform the look and feel of your house and at the same time add value to your home. Interior house painting estimates can be obtained online or from your local painting professional. In understanding interior house painting estimates, it is important to know a little about the costs of materials needed. For starters, interior paint will cost you anywhere from $12 to $ 50 (if not more) per gallon, dependent on the quality of the paint. For a regular room of 12 x 12 feet, you can expect to pay up to $100 worth of paint and $50 for brushes, rollers, primers, and additional supplies. A licensed contractor using quality brand name paints will run anywhere from $200 to $400 for the same 12 x 12 room. All interior house painting estimates should let you know the type of quality to be used in the paint (including primer) and prep work associated with the job, such as moving small items and taping. The reasons to buy quality paint over less expensive ones is that they last longer and oftentimes only require a single coat, instead or two or more. Understand also that if you are painting over dark colors, it will usually takes more coats of paint, than if the walls were previously a light color. Keep in mind, that interior house painting estimates will also include costs such as the preparation work needed to start painting. The removal of heavy furniture from a room is not often covered in the interior house painting estimates you will receive. Be sure to talk with the painter and review any costs if heavy furniture is to be moved. There are additional things you need to consider in reviewing painting quotes, like the type of roller or brush the painter will use. It sometimes pays more in the long run to buy quality rollers and brushes, as cheap ones leave fuzz on the walls. Another additional cost that needs to be considered is if the contractor has to paint baseboards, crown molding, wainscoting and other detailed work, as this will add to the estimate.Always been on the lookout for discounts the painter has to offer when soliciting interior house painting estimates. The costs to paint the first room is always the most expensive, however, additional rooms may be painted at significant discounts if painted all at once. Reduced rates can also be found dependent on the time of year the work is to be done. Interior house painting estimates will often be cheaper in the winter months, early spring and late fall, and more expensive in the peak summer season. It is a good idea to contract with a painter with a proven track record of customer satisfaction. Ask for references from previous jobs he has done. Be sure that the color of the paint is exactly what you want before the job begins. You don't want to have to paint again due to choosing the wrong color the first time.

Maaco paint prices can range from a couple hundred dollars to almost a thousand dollars. However, the average prices stick around $300 dollars, but will depend on what type of vehicle you have. Obviously the larger the vehicle, the more paint is needed to cover it; therefore the price will be higher. While I was researching Maaco, I did notice the average prices to get a vehicle painted in the market are typically around $1,000 dollars. So getting a car painted for only $300 dollars is a great deal.

Maaco paint is known for its cheaper quality of paint. Consumers who have received a Maaco paint job have complained about the paint chipping and peeling off more frequently then the competitors of Maaco paint. I however think you pay for what you get. If you have an older automobile and want a little bit of a touch up or if you plan on selling your car and not caring about investing a large amount of money, then Maaco paint is an ideal choice for you. If you have a brand new car in awesome condition, and need a paint job, then I would most likely vote against getting a Maaco paint job.

I suppose Maaco auto paint prices are similar to any other product out there. For instance, you go to fast food restaurants based on your need. Fast food restaurants are there for convenience and are very cheap. The atmosphere is obviously not something you are paying for, and either is the service. The same idea applies to their prices. When a consumer looks into Maaco's prices they are investing in a service and product that will be a temporary fix as well as a cheap job. People do not check into their prices and pay them because the paint will last forever.

My suggestion to you and anyone else is even if you have a nicer and newer vehicle, I would still purchase the cheaper version first. People, who have said their vehicles paint peeled off really fast, may have left their car in extreme environmental conditions. Or maybe their car had a weird coat of paint on originally and it affected the coat of paint Maaco did afterwards. I guess I would rather pay the $300 dollars first and see how well it lasts and works out for me, than to purchase the paint job at $1000 dollars. Who knows, I mean the same problems that occurred for some people with the $300 dollar paint job, pay occur with the $1000 dollar paint job, you never know. I would recommend you to also go online and look up consumer reviews on Maaco and their competitors. I would probably look at as many reviews as I possibly could and then take the majority views and apply that to your decision. Plus just as a reminder people sometimes have it in their head that the cheaper a product is the worst off the job will be, and that is not always true.

Offering quality customer service is essential for your painting business. You need to be there to answer all of their questions from the very start. Make sure all of your advertising materials have contact information on them. That way people can call you to find out more. You need to return all calls and emails within 24 hours so make that a priority. Failure to do so gives the impression that you aren't interested in working with them.

As your painting business grows you may find it helpful to hire someone to take care of your customer service. Make sure they are friendly, responsible, and well organized. That way you can be confident they are giving customers a very positive image of your painting business. At the same time delegating such responsibilities gives you more time to focus on other aspects of the business.

Should you have unhappy customers from time to time your customer service methods will determine the outcome. You can still change the situation if you are willing to respond to them timely. You also need to have a plan of action of how you can resolve the situation. It is extremely frustrating though for customers when they can't get anyone to help them. If you make customer service a priority for your painting business though you won't have any issues in this department.

As a home owner, you take pride in the way your property looks. You probably take great care in the landscaping work and spend numerous days each spring tidying up how things look around the outside of your home. You probably also take great care in making sure that the paint job on the outside of your home does not go too long without being repainted.

You may be concerned about the price of a contractor, but if you do not know the proper paint techniques to use on a home painting, you will be saving yourself more money in the long run by hiring a contractor for the project. This is so because you may complete the exterior house painting improperly and therefore have to have it redone too soon and have to pay a painter anyways.

Getting a painting estimate for your project might seem like a pretty straight forward task; call a couple of painting contractors, have them all come out and give you a quote, choose one, right? Well, in theory that's how it would work, but there's a few critical things you need to know before you just pick the one your dog didn't bark at or the one who actually smiled when he stopped by.Hiring a professional painter may seem like you're just hiring someone to do something you don't want to do. In other words, many people don't realize just how much of a skill and profession it really is and don't realize there are many tricks of the trade and hard won knowledge that can go a long way toward a beautiful paint job in the end as opposed to a nightmare. There are many, many things to consider before hiring someone, but there are three questions you really must ask when you get your painting estimates. Are you licensed and insured? This may seem like common sense, but sometimes the lure of a lower price can hook people into accepting "under the table" work. Having the proper licensing and insurance is part of doing business the right way and it is part of the cost of doing business. Not only is it the mark of a professional, but it also protects you from the possibility of being sued if someone were to get injured on your property. This will be reflected in a slightly higher cost than those who aren't, but you can rest assured that you are dealing with someone who is devoted to his or her trade. Don't overlook this important element. Does your work conform to the PDCA standards? The PDCA is the Painting and Decorating Contractors of America, the trade association for painters. They outline specific standards for completed work and a quality painter will not only adhere to these standards, he will be involved with the local chapter of the PDCA. This shows his devotion to quality work and dedication to continued education in the field and staying on top of trends and products that could drastically improve the outcome of your project. Do you protect all surfaces? Again, this may seem obvious but a lot of homeowners come home after the painters have left only to find tiny little specks of paint on the hardwood floors or the granite countertops. It may not even be something you notice right away, but looking closely will reveal the splatters and specks that tell you the surfaces of your home weren't protected while they were painting. Make sure they use drop cloths, plastic or some sort of protection for your valuables that don't need to be painted. Getting good answers to these questions will get you started and will give you a good idea that you are dealing with someone who is trustworthy and will do a quality job. Of course, there are other factors that come in to play and using some common sense will help you a great deal.Remember that painting is a skill and there is so much more to it that brushing or rolling on some paint and calling it a day. A good painter will come out and talk to you about your needs, the use of the space to be painted and about different products that will be appropriate for your project. This will have a very positive impact on your painting estimate and your finished project. painters interior

House Painting - Correcting Problems

custom house painting

If it is part of the job and you wouldn't be doing it except for their job, then they should be paying you for it. home exterior painters

How to Estimate an Interior Paint Job is a Question That Comes Up Frequently

painting exterior of home It may be hard to know what to do first when starting an interior house-painting project. This simple guide will make your interior paint job a pleasant one. You can use this article as a guide and checklist of things you will need. This article will also show you an orderly way to accomplish your interior painting project with very little aggravation.Order:When painting a room always do thorough prep work before painting. After your prep, paint ceilings first, followed by the walls, then finally the trim. When rolling a ceiling you are sure to drip paint onto the walls. You don't want to have spent time painting the walls and trim only to touch up sections from ceiling splatter.Paint the walls before you paint your trim. You don't want wall paint dripping or splattering onto freshly painted base boards. Prepping:Prepping includes sanding, patching, priming, and caulking. Always sand the walls and trim before you paint. Sanding will ensure proper paint adhesion. Paint will sometimes peel from a wall if it isn't properly sanded. The paint film needs something to "grip" when applied. Scratching the old coat will give the new paint film plenty of grip.Patching should be your next task. Patch the small holes and any damaged wall with drywall mud for large holes and a ready make patching compound for small holes. Use a lightweight patching compound for quick dry time and less shrinkage. Sand the patches once dry. Don't use caulk for open face wall areas. Caulking will flash and show up through the finish paint.Spot prime the patched areas with an appropriate drywall primer. This will ensure the patches don't flash through your finish paint.Caulk corners, base boards, door casings and around window frames. Caulking provides a seal for windows and a finished appearance for the base boards and door casings.Painting:Paint the ceilings first followed by the walls and then finally the trim. You will find that this is the least aggravating way to paint. When painting the ceilings and walls I have found it is better to cut or brush the edges before rolling. Do this to get a better-finished look, especially when using sheens such as satin and semi-gloss paints. Using proper tools will help as well. Use lamb hair rollers rather than the polyester blends. Lamb hairs work far better and make the job less aggravating. They hold more paint and splatter less. You will cover far more painting distance per roller dip.Color selection:Color Selection is a whole other area left for another article, but generally as a rule paint ceilings and trim a lighter shade than the walls.Following this simple small guide will make your interior house painting project a pleasant, orderly and hopefully fun experience while avoiding aggravating pitfalls.

8 Reasons Why Investing in House Painting Is a Great Idea

i need my house painted

As a home owner, you take pride in the way your property looks. You probably take great care in the landscaping work and spend numerous days each spring tidying up how things look around the outside of your home. You probably also take great care in making sure that the paint job on the outside of your home does not go too long without being repainted.

You may be concerned about the price of a contractor, but if you do not know the proper paint techniques to use on a home painting, you will be saving yourself more money in the long run by hiring a contractor for the project. This is so because you may complete the exterior house painting improperly and therefore have to have it redone too soon and have to pay a painter anyways.
